Integration in architectural and urban planning terms:
The mass reacts to the block structure of the surroundings (the late-19th century street grid).
The free-standing buildings react to the special influences of the context (Schönbrunn, Grünberg, routes through and views through) and produce vedute.
The influences are woven together in the project and with the existing fabric in an entirely natural way. The change of level is exploited to optimize the circulation (2 ground floors!).
On Grünbergstraße the linear mass draws back to create clarity and an appropriate front area. 

Quality and significance of the building structures:
Clear urban design approach and legibility
Hierarchical organisation of the structure in plan and in vertical development
Mass as background and scale, free-standing as focus
High level of differentiation between the buildings
The “jewel”  shapes the connection with Schönbrunn.

The commercial row creates the quiet background
The “residential helix” of the investment apartments exploits the view to all sides .
Strong vertical differentiation of the residential row building: maisonettes with a direct relationship to the outdoors, 5 storeys with clear relationship to a quiet inner courtyard and 2 storey “television” with distant views. 
The “office cube” provides a sense of scale in the inner courtyard and defines the space.
The plinth (fitness) creates natural boundaries and masters the change in level. 

Sustainability of the approach:
Placing of the building volumes: setting the building line back from Grünbergstraße by 19 to 23 m creates a front area and a perceptible distance to the traffic (physically and psychologically: 7 to 9 dB less noise !).
Robustness: the concept is a robust shell without constraining points .
Flexibility: the boundary between hotel and offices is flowing (the commercial part can be all offices or all hotel ‒ with all intermediate stages) .
Housing mix: the mix can be adapted per storey and staircase.
Compactness: the compact building volumes are favourable in terms of energy consumption.
Openness to different functions: the shell can accommodate different uses .
Future-proof: flexibility creates a high level of attractiveness for users
Feasibility: the project provides no potential difficulties for project development
Clear and continuous separation of functions (horizontally and vertically)
Commerce/business as an emissions screen to Grünbergstraße
Housing in the quiet internal courtyard 
Housing with views into the distance (thanks to the lower commercial row building)
Fitness as plinth with connection to green space and attractive entrance.
