General:

Project OC9 acts as a start up development around the metro station Strizkov opened in 2006 and is an integral part of the urban development of Prague 9.Situated north east of the Lovosicka/Vysocanska junction the site is directly linked to the wider transport network for individual traffic and public transport. On a plot of 23.890m² the project provides three office blocks, a mall serving local supply as well as underground parking. Due to the division of the structure into separate and independent parts, implementation can take place in phases. Offices of 40.000m² gross area, a retail area of 13.000m² and underground parking form, together with the metro station Strizkov, a new city district center for Prague 9.The OC9 project development consortium, a private investor corporation revalues the whole urban surrounding through the creation of flexible-use commercial spaces generating around 2000 jobs. It provides its surrounding with local supply, with public space for all kind of encounters and stimulates further investments.

Urban layout:

STATUS QUO:

Linear arranged slabs characterize the surrounding structure. The widely scattered blocks and the extensive open green space between the single slabs along Vysocanska present a high potential for leisure activities, but are not capable of forming the urban density signifying an urban center. In the recent past the area is marked through the prominent building of the new metro station. The solitary metro station determines its immediate surrounding without finding its equivalent within the adjacent building structure. To the southeast a leased out parking connects to the plot that will be changed into green space and interlinked to the adjacent public park extending to Prosek Point. Currently these two plots of land are separated through the Jiretinska street providing access to the housing blocks to the north as well as to the parking. 

IN FUTURE:

A generous town square is implemented in front of the distinctive structure of the metro station. The urban space is formed by two prominent office blocks. Three freestanding pavilions constitute a counterpart to the existing metro station and act as a filter towards the adjacent green space whereas the 15 storey office blocks clearly set an imposing urban signal.Along Vysocanska the third block conforms to the existing building structure regarding building height, proportion and orientation and ideally blends into the surrounding, also formally completing the urban situation of the Strizkov station.  A fourth flat volume, containing the retail, connects the eastern twin tower with the third office block. Providing access from the underground parking and the metro station a light-flooded mall combines shopping and gastronomy. A multilayered pedestrian network interlinks the metro station, the plaza, the green space and the mall with the surrounding urban context.

TRAFFIC:

Access to the plot takes place via an access road from Lovosicka. Due to irregular and uneven administerd frequencies across the day this access is reserved for retail customers only. Delivery and a second access to the underground parking for park and ride customers, visitors and employees is situated at the northeastern end of the site. The proposed traffic scheme relocates the currently existing Jiretinska and directly links the plot to the street. Through this relocation access is shifted from the highly frequented Vysocanska to a secondary road and in that way de-concentrates traffic streams. Moreover the new scheme allows (after abolition of the existing car parking) the extension of the public park without any further crossing of the street. All these actions inevitably contribute to an urban enhancement and urban restructuring of this area. The enrichment of the public space through amenities and public accessible leisure time facilities strengthen the character of the new city district center.
