The idea of the guideline project – urban villas hovering above public green space – is consistently developed. Point buildings sit in a modulated landscape. In much the same way as the edge towards the Danube softly zones different topographical areas in the neighbouring site, here the landscape is moulded with the aim of creating individual areas, each of which sinks gently towards the plinth storey. The ground floor is the communal area. Entrance hall, bike park, laundry and common room are all centrally positioned around the hall but also have generous connections to the surrounding green space. The building volumes are clearly differentiated horizontally into plinth, main volume and roof area. Each one of the volumes is composed of four facets, slightly detached from each other and arranged in a wind wheel pattern. The way in which the corners are formulated underlines the basic concept of public space flowing freely around the buildings. As one strolls across the site the differentiation of the materials in the facades means that the ensemble is continuously experienced in different ways. Facade glazing extending across different floor levels stimulates the spatial awareness of how indoor and outdoor space are meshed here. The urban villa sits on its plinth, projecting outwards. It is a unit composed of four facets grouped around a central core. The way in which the large volume is broken up into smaller individual pieces is underlined by the different materials used. Each urban villa is made up of four "houses": slender, differentiated volumes create identity and diversity. The four parts are detached from each other and the spaces created as a result are used for circulation and to provide daylight for the central core, the circulation hall. This is divided into 3 to 4 storey halls with circulation galleries: each of them forms the centre of what is known as a "floor level community". The floors and ceilings are made for the most part of glass blocks and are important for the transparency of the overall building and for its orientation towards green space. The halls encourage informal meetings between residents on a daily basis and invite people to linger in them: a village square in the interior of the building.
